1. BOOKING/DAMAGE DEPOSIT, BOOKING FORM & NUMBER OF GUESTS
1.1. Once a booking has been provisionally accepted by the Owner, the Tenant is requested to post the BOOKING FORM (which must be completed, signed and dated) and Booking Deposit of 25% of the value of your total booking within 7 days in order to secure the booking. The Owner will notify the Tenant by email when the Booking Deposit has cleared and the booking is confirmed.

1.2.The Booking Deposit also serves as a Damage Deposit, and is therefore payable in addition to the Letting Fee. The Booking Deposit will normally be returned within 7 days of holiday end date, less any charges that may be levied to make good any damage sustained during the letting period that is not due to normal wear and tear. The property is fully inspected immediately before and after each holiday let, and the Owner reserves the right to charge for any damage caused during the letting period which is considered attributable to causes other than wear and tear.

1.3. The Booking Form requests the Tenant to indicate the numbers of adults, children and pets that are to occupy Ben Bhuidhe House during the period booked. Please note that:
1.3.1 the accommodation is strictly limited to the number of occupants agreed at the time of booking (maximum 8) and notified on the Booking Form;
1.3.2 holiday bookings are not transferable to a third party by the Tenant; and
1.3.3 the party may not exceed 8 people (excluding babies sleeping in cots). Should the Tenant arrive with a party of more than 8 people, the Owner will not allow access to the property for the duration of the period booked and will retain the Letting Fee in full, however the booking deposit will be returned.

2. LETTING FEE
2.1.  The Letting Fee is payable in full by the Tenant 6 full weeks prior to the arrival date. In the event that full payment of the Letting Fee is not received and cleared at the bank 42 days prior to the arrival date, the booking will be considered to have lapsed. In this case, the Owner reserves the right to re-advertise and let Ben Bhuidhe House for the full duration of the booking as detailed in the clauses 4.1 and 4.2 under Cancellation below.

2.2. The Letting Fee includes the provision of duvet covers, sheets, pillow cases, bath towels & tea towels, wireless internet connection, electricity and cleaning equipment/materials.

3. PAYMENT
3.1. Payment of the Booking Deposit and Letting Charge are requested by cheque payable to "Fiona Brunton", electronic payment or through PayPal within the timescales indicated in clauses 1.1 and 2.1 above. Please note that payments received through PayPal will be subject to a processing charge of 3.5%.

4. CANCELLATION
4.1.  If the reservation is cancelled within 6 weeks of the arrival date, the full Letting Fee will be retained and will not be refunded unless we are able to re-let the property for the full duration of the original booking. In this instance, the Booking Deposit (paid in addition to the Letting Fee) will be refunded in full. Where the property is successfully re-let for the full duration of the booking, the Booking Deposit and the Letting Fee will both be refunded less 15% of the Booking Deposit which will be retained to cover administration.

4.2.  Where cancellation takes place before the full balance is due (i.e. prior to 6 weeks before the arrival date), the Booking Deposit will be returned less a 15% administration charge.

5. PERIOD OF LET
5.1. Ben Bhuidhe House is normally let weekly on a Friday to Friday basis and is available from 5.00pm on the day of arrival until 10.00am on the day of departure. During the winter months, the property may be made available for 3 and 4 day bookings at the Owner's discretion.

6. NON-SMOKING POLICY
6.1. In accordance with legislation, Ben Bhuidhe House is a non-smoking establishment.

7. PETS
7.1. Well behaved pets are welcome at Ben Bhuidhe House. Pets must be kept to the tiled and wooden floor areas and are not allowed in the bedrooms. Whilst the garden is fenced, we cannot guarantee that it is dog-proof.  Dogs must be kept under control and if necessary on a lead for their own safety as this is a livestock area.

8. INSURANCE
8.1. Tenants may wish to consider taking out holiday insurance at the time of booking. Whilst every effort is made to ensure that the house, garden and equipment are in good order, Tenants and all members of their party use Ben Bhuidhe House entirely at their own risk.
