We reserve the right to amend our Terms and Conditions from time to time to reflect the prevailing Scottish Government advice in relation to COVID-19.


We have temporarily made the following additions to our standard Terms & Conditions of Booking (detailed below) in light of Covid-19 for bookings in 2020. During 2020, we have made the decision to let the property on alternate weeks, so leaving the house empty for one week between each booking to minimise risk for our cleaners and guests.

In line with Scottish Government guidance:

• If anyone in your party presents with symptoms of Covid-19 at any time prior to arrival (including while travelling), they (together with anyone that they have been in contact with) must return home immediately and follow the Government guidance issued in the country in which they live.
• If anyone in your party presents with symptoms of COVID-19 while staying at Ben Bhuidhe House, you must advise us immediately, arrange for a test under Scotland's "Test and Protect" scheme and the whole party must isolate until you have the results. If the test is negative, everyone can end isolation. If the test is positive, the whole party will be required to isolate at Ben Bhuidhe House in line with the Scottish Government's prevailing guidelines. You will not be able to travel home as CalMac will not carry anyone who has the virus. If you need to stay at Ben Bhuidhe House beyond the original departure date of your booking, you will be charged at the advertised weekly rate on a daily pro rata basis for the length of time you remain in the property plus a period of 72 hours after your departure to allow us to clean the property safely. You may wish to consider taking out insurance to cover this eventuality.

Arrival and departure instructions will be emailed to the person whose name is on the Booking Form and are also provided in the property on a poster on the wall in the porch and in our House Instructions Book.


1.1. Once a booking has been provisionally accepted by the Owner, the Tenant is requested to post the BOOKING FORM (which must be completed, signed and dated) and and Booking Deposit of 25% of the value of your total booking within 7 days of the original expression of interest in order to secure the booking. The Owner will confirm the booking to the Tenant by email when the Booking Form has been received and Booking Deposit has cleared.

1.2.The Booking Deposit also serves as a Damage Deposit, and is therefore payable in addition to the Letting Fee. The Booking Deposit will normally be returned within 7 days of holiday end date, less any charges that may be levied to make good any damage sustained during the letting period that is not due to normal wear and tear. The property is fully inspected immediately before and after each holiday let, and the Owner reserves the right to charge for any damage caused during the letting period which is considered attributable to causes other than wear and tear..

1.3.The Booking Form requires you to specify the numbers of adults, children and pets that are to occupy Ben Bhuidhe House during the period booked.  Please note that:
1.3.1 i) the accommodation is strictly limited to the number of occupants agreed at the time of booking and notified on the Booking Form;
1.3.2 holiday bookings are not transferable to a third party by the Tenant; and
1.3.3 the party may not exceed 8 people (excluding babies sleeping in cots). Should the Tenant arrive with a party of more than 8 people, the Owner will not allow access to the property for the duration of the period booked and will retain the Letting Fee in full, however the booking deposit will be returned.

2.1.  The Letting Fee is payable in full by the Tenant 6 full weeks prior to the arrival date. In the event that full payment of the Letting Fee is not received and cleared at the bank 42 days prior to the arrival date, the booking will be considered to have lapsed. In this case, the Owner reserves the right to re-advertise and let Ben Bhuidhe House for the full duration of the booking and the full Booking Deposit will be retained.

2.2. The Letting Fee includes the provision of duvet covers, sheets, pillow cases, bath towels & tea towels, wireless internet connection, electricity and cleaning equipment/materials.

3.1. Payment of the Booking Deposit and Letting Fee are requested by BACS or through PayPal within the timescales indicated in clauses 1.1 and 2.1 above. Please note that payments received through PayPal will be subject to a processing charge of 3.5%.

4.1.  If the reservation is cancelled within 6 weeks of the arrival date, the full Letting Fee will be retained and will not be refunded unless we are able to re-let the property for the full duration of the original booking. If the property is successfully re-let for the full duration of the booking, the Booking Deposit and the Letting Fee will be refunded less 15% of the Booking Deposit which will be retained to cover administration. Alternatively the booking may be transferred to another week in the same year.

4.2.  Where cancellation takes place before the full balance is paid (i.e. 6+ weeks before the arrival date), the Booking Deposit is non-refundable, however, the booking may be transferred to another week in the same calendar year subject to availability.

5.1. Ben Bhuidhe House is let weekly on a Friday to Friday basis and is available from 5.00pm on the day of arrival until 10.00am on the day of departure.

6.1. In accordance with legislation, Ben Bhuidhe House is a non-smoking establishment.

7.1. A maximum of 3 well behaved dogs are welcome at Ben Bhuidhe House. They must be kept to the tiled and wooden floor areas of the house and are not allowed in the bedrooms. Whilst the garden is fenced, we cannot guarantee that it is dog-proof. Dogs must always be kept under control and on a lead in areas where there are livestock.

8.1. We strongly recommend taking out holiday insurance at the time of booking, particularly to cover cancellation.

8.2.Whilst every effort is made to ensure that the house, garden and equipment are in good order, Tenants and all members of their party use Ben Bhuidhe House entirely at their own risk.
